Think clear height, not wall height. Pallet racking + sprinkler heads + lights eat space fast. Most warehousing lands at 16–20 ft legs. Crane bays or tall machinery? I’ve gone 24–30 ft.

Rule: measure your tallest thing (forklift mast at full raise, top of racking, crane hook travel) and add at least 2–3 ft for sprinklers/HVAC/lights.

Raising a building later is not fun—or cheap.

Ballparks only—steel and codes swing it. A bare-bones 40×60 shell often falls around $35k–$50k installed. Big footprints—say 100×200 with height, insulation, multiple roll-ups, and code extras—push into six figures fast.

Where the money goes: square footage, height, door count, insulation, wind/snow ratings, and your foundation. Tell me your loads and I’ll keep you out of trouble.

For commercial? Yes. Expect stamped engineering, site plans, and inspections. I’ve seen projects stall for months because someone tried to “wing it.” We provide the sealed drawings; you handle the submittal—or we can coordinate with your GC. Don’t pour concrete before the plans are approved.

Most warehouses sit on a 4–6″ reinforced slab with thickened edges or turndown footings where needed. Heavy point loads (racks, machines, columns) may need pads or piers. Soil matters—bad clay, you’ll want geotech and a proper design.

Short answer: design the slab for the loads you’re actually putting on it, not a guess.

Go vertical. Panels run ridge-to-eave, so water and junk don’t hang around. Low-slope or “cheaper” roofs look good on a quote and ugly after your first clog and leak. I’ve replaced enough bargain roofs to know better.

Yep—and if people are working inside, do it. Foil bubble is fine to cut condensation. For real climate control, pick fiberglass batts or closed-cell spray foam. Foam costs more, but it seals every gap and tames those summer/winter swings. Your utility bill will notice.

It can—if we design for it up front. Forklift traffic, point loads from racking, even a top-running crane are all doable. That means heavier steel in the frame and a slab rated for the load paths. Don’t buy a “standard” building and hope it holds.

Once permits are in and the pad is ready, a 40×60 can be standing in 2–3 weeks. Larger or more complex builds (offices, mezzanines, dock pits) run 6–12 weeks. Still faster than block or tilt-wall. Weather and inspections are the wild cards.

Keep the roof and gutters clear, hose the siding once or twice a year, and check fasteners before winter. That’s most of it. Steel doesn’t rot or invite termites.

Expansion: adding length is straightforward if we plan the frame now. Adding width means new trusses and more steel—doable, just pricier. If you think you’ll grow, say so now and we’ll design the end-walls and bays to make future add-ons painless.
